Frio County Ranches for Sale

The Eagle Ford Shale is playing a big role in the pricing of Texas ranches for sale in Frio County.  The average asking price for property in Frio County is between $2000 – $2700 per acre without prime road frontage.  We are talking about 100 acres of Texas ranch land and above.  Now pricing strategy usually takes into account location, improvements, water, road frontage, and more.  Now if you have ranch property in Texas or you are looking to buy Texas ranch property with IH-35 frontage, County Road frontage, or any other major thoroughfare frontage, you can look for the asking price per acre to increase substantially.  Why you ask?  There is a shortage of commercial properties for all of the companies that are involved with the oil & gas boom known as the Eagle Ford Shale.  So buyers maybe able to find a great deal on some Texas land that does have some valuable road frontage but sellers who work with knowledgeable brokers are understanding that there is a huge price to pay for the road frontage because of its commercial appeal.  Once again, you must work with a broker who is knowledgeable on this issue whether you are a buyer or seller of Texas ranch land!  With road frontage so valuable now, look for prices to climb quickly on properties with road frontage.  Its not only the road frontage for commercial activity, but many investors like the road frontage because they can buy a larger property and split it up into smaller tracts and sell the smaller tracts for a much higher per acre price than what they paid for it.  So get with an experience local Texas ranch broker, to make sure you are getting the representation and knowledge to help you make the best possible deal!  This is what we do every day, we live it!
